Who it is for
A marina community on the north side of Puerto Vallarta, between the marina, the golf course, the beach, and the airport. The useful question is which part fits.
Facts
- Marina Vallarta sits north of downtown Puerto Vallarta, between the marina, an 18-hole golf course, and the beach, with the airport immediately beside it.
- Most of the housing is condominiums, with houses in parts of the golf and marina edges, plus hotels along the beach.
- The marina village is walkable for restaurants and everyday errands. The rest of Banderas Bay is a drive.
- It is in Puerto Vallarta, Jalisco. It is not Nuevo Vallarta, which begins on the Nayarit side of the river.
Context
- People usually arrive here for a managed building, a marina, or the golf course, and for a neighborhood that was planned as one piece rather than assembled street by street.
- The airport is both a convenience and a constraint. Some blocks notice aircraft. A real decision looks at the specific building, not at the neighborhood name.
- I am a sales advisor for Marina Towers, a pre-sale project on the beachfront edge of this neighborhood. That is a disclosure, not a reason to skip the resale buildings around it.
What to consider
- You gain a marina, golf, and a large stock of condos with building administration. You give up the street life of Zona Romántica and, in many buildings, a genuinely quiet setting.
- Short-term rental rules are building by building. A rental pro forma that ignores the regime, the fees, and the empty weeks is not a pro forma.
- Pre-sale and resale are different contracts, different timing, and different risks. They should be compared on purpose, not blended into one “Marina Vallarta price.”
My reading
Start with the block and the building regime. Marina Vallarta is several products sharing a name: marina-front, golf, beachfront, and interior residential. The name alone does not tell you which one you are buying.
Next step
Read the project page if Marina Towers is in the conversation, then compare it with resale in the same area before you ask for a unit list.
Questions
Is Marina Vallarta the same as Nuevo Vallarta?
No. Marina Vallarta is in Puerto Vallarta, Jalisco. Nuevo Vallarta is across the Ameca river, in Bahía de Banderas, Nayarit. The drive can be short. The municipality, and some of the ownership and carrying costs, are not the same.
Do I need a car?
Inside the marina village, many daily errands are on foot. Schools, the rest of Puerto Vallarta, and the Nayarit side are a drive. If you plan to live here full time, assume a car unless you have already tested the routine without one.
Are the area outlines official boundaries?
No. The shapes on the map are for orientation. A purchase follows the deed, the condo regime, and the notary, not a polygon on this site.

Selling in Marina Vallarta?
The strategy brings together price, area, market, and features. The preliminary analysis compares closed sales with asking prices.
I have your request.
The 48 hours start when these details arrive. I’ll write with a preliminary market analysis and price ranges, built from closed sales and asking prices. After a visit to the property, the price sits with the marketing strategy and the sale proposal. If you want to move the visit forward, message me on WhatsApp.
