The strategy, from position to closing

Price, area, market, and features

Those variables go into the same strategy. I compare closed sales with asking prices of the same kind of property in the same area, and I show you the evidence behind the range. An asking price is what someone hopes to get. A closed sale is what someone paid.

A property ready for the first visit

What a buyer sees on the first visit weighs on the decision. I tell you which repairs change that visit and which can wait.

I negotiate. You choose.

I bring the best offer I can to the table and I stay with you through the process. I handle the listing, the follow-up, and the negotiation. You choose the best offer.

A report every week

Every week I send the report by the channel you prefer: WhatsApp, email, or a call. Visits, inquiries, and offers are read together, and that is how we decide the next move.

How the work goes

  1. Understand

We talk about what you want to achieve: when you need to sell, what you need to receive, and what you will do if the market answers differently. From that I build the strategy: price, area, market, and features, for a successful sale and a smooth closing.

  2. Position

I review the property, the file, and the market evidence. We leave with a price range, a launch plan, a preparation list, and the closing and tax strategy. That strategy aims to reduce, within the law, the tax on the sale. Your notary and your accountant confirm the figure: it is not tax advice. Marketing starts from a price the market can support, so this comes first.

  3. Launch

I publish the property always in English and in Spanish, with photographs and a description that match what a buyer will see in person. The channels follow the strategy: who the likely buyer is, and how to reach them.

  4. Measure

I review inquiries, visits, and comments from people who saw it, and I share them with my reading. The report is weekly, by the channel you prefer: WhatsApp, email, or a call.

  5. Adjust

If the market answers differently than we expected, we propose one concrete change: price, preparation, or the buyer we are speaking to. The change comes from the inquiries, the visits, and the offers.

  6. Negotiate and close

I negotiate and I compare offers by what they actually leave you. The closing and tax strategy was set at positioning; here we apply it to the offer. I handle the process through the deed at the notary. You choose the best offer.

How the range is built

You choose the asking price, with the market evidence in front of you. For the analysis I compare:

  • Recent closed sales of similar properties in the same area: same type, size, building or street, and condition.
  • Properties active today, which are your direct competition. Those listings are asking prices: they show today’s market. Value is read in the closed sales.
  • What sets yours apart: view, floor, parking, building fees, rental rules, condition, and what is included.

When there are not enough comparable closings, the analysis says so and the range stays with the evidence that exists.

The first thing I deliver, within 48 hours of receiving your basic details, is a preliminary market analysis with price ranges and the properties I used as comparisons.

After a visit to the property, the price sits with the marketing strategy and the sale proposal. The preliminary range keeps closed sales and asking prices apart.

Marketing plan

First we define a specific strategy: who the likely buyer is, and how to reach them. The channels follow from that. In the usual case we use every channel that fits.

  • Photographs and a description that match the property.
  • The listing is always in English and Spanish: the Puerto Vallarta MLS and a page on this site, with an approximate map.
  • A place on the opportunity lists when the property warrants it.
  • Social channels and the buyer list, according to who the property is for.
  • Direct WhatsApp replies to people who ask.
  • A weekly progress report by the channel you prefer: WhatsApp, email, or a call, with my reading.

What selling costs

We put these items together to estimate what you keep at several prices. Your notary and your accountant confirm the exact amounts.

ItemWhat it isWho sets it
CommissionThe average commission on this bay is between 6% and 8% of the sale price, commission + VAT. The commission we agree is set in writing before the property is listed. That range is commission + VAT and describes the bay’s market, not my rate. The percentage in your contract is the one that is written down.Listing agreement
Income tax on the gainIt can apply. It depends on your acquisition cost, how long you have owned the property, and whether it was your home. The notary calculates it and withholds it. The closing and tax strategy is set at positioning, to reduce, within the law, the tax on the sale. That is part of the service. Your notary and your accountant confirm the figure. If you live outside Mexico, or the property is in a bank trust

General information. Your notary confirms it.

  • The deed: the sale is formalized before a notary. I identify the legal documents of the property first. That file decides whether you need to be present at the signing.
  • Documents that are usually requested: the deed, a lien certificate, proof that property tax, water, and condo fees are current, official identification, and tax details. The notary confirms the list for your case.
  • Bank trust: the bank takes part in the change of beneficiary. Ask the bank how long it takes and what it charges before you set a date.
  • Signing from abroad: it depends on the documents, and it is decided in the review beforehand. In many cases it can be done with a notarial power of attorney. The notary confirms whether your case qualifies.
  • Tax: besides Mexican income tax, your country of residence may ask you to report the gain. Ask an accountant. The closing and tax strategy is set at positioning and does not replace that advice.

Questions

What is my property worth?

The 48 hours start when I receive your basic details. In that time I deliver a preliminary market analysis, with price ranges, comparing closed sales and asking prices apart. After a visit to the property, the price sits with the marketing strategy and the sale proposal.

How long will it take to sell?

The timeline comes from the price and from the buyer the property can serve. I tell you how liquid it is, using closed sales of similar properties.

What do you charge?

The average commission on this bay is between 6% and 8% of the sale price, commission + VAT. The agreed commission is set in writing before the property is listed. That range is commission + VAT and describes the bay’s market, not my rate. The percentage in your contract is the one that is written down.

What tax do I pay when I sell?

Income tax on the gain can apply. The notary calculates it and withholds it. The closing and tax strategy is set at positioning, to reduce, within the law, the tax on the sale. That is part of the service. Your notary and your accountant confirm the figure. It is not tax advice.

The property is in a fideicomiso. Can I sell it?

Yes, in the usual case. The bank takes part in the change of beneficiary. Ask your bank about timing and cost before you set a date. Your notary confirms it.

I live outside Mexico. Do I have to travel to sign?

It depends on the documents. That is decided in the review beforehand. In many cases you can sign without traveling, with a notarial power of attorney. The notary confirms whether your case qualifies.

What documents do I need?

I identify the legal documents of your property first. That file decides whether you need to be at the signing. What is usually requested: the deed, a lien certificate, proof that property tax, water, and condo fees are current, identification, and tax details. The notary confirms the list for your case.

Should I renovate before I sell?

Only what changes the first visit, or what a buyer will deduct. I tell you what is worth doing, and what is not, before you spend.

What if it does not sell?

A lack of activity is information. We look at progress every week. If there are no visits and no offers, we review price, preparation, and who we are reaching, and we decide on one concrete change. Waiting, or not selling, can also be the right call.

Do you work with Marina Towers? Does that affect my sale?

I am a sales advisor for Marina Towers with SB Realtors. If your property competes with that project, I say so from the start. The recommendation follows your goal.

Do I have to sign an exclusive listing?

The listing agreement I use asks for a minimum of six months. The aim is a sale on a short horizon, backed by those six months of contract.
