Who it is for
The south shore of Puerto Vallarta, in Jalisco: Centro, the Zona Romántica, Amapas, and Conchas Chinas. Same municipality, not the same walk.
Centro

Atmosphere
Downtown Puerto Vallarta: the malecón, Plaza de Armas, and the parish. It is a city neighborhood. Cruise-ship days change the street; a Tuesday in the low season does not look like a Saturday in January.
Type of product
Older apartments and small buildings, with houses on the streets that climb behind. The shop below —a restaurant or a bar— is part of the night.
What to consider
- The malecón is a walk. Parking is scarce, and anything inland or south of Los Muertos is easier by car.
- A new kitchen does not describe the structure, the stairs, or the hours of the business below.
Zona Romántica

Atmosphere
The walkable neighborhood south of downtown, around Los Muertos beach. Street life is part of the product, and so is the noise. In season the beach streets fill up.
Type of product
Low buildings, small condominiums, and houses on the hill, with restaurants and shops at street level. Romantic Zone is the English name. Los Muertos is the beach and the streets beside it.
What to consider
- Much of the week can be lived on foot. Parking and the age of the buildings are part of that bargain.
- Views and stairs often go together. Short-stay demand is real: whether the building allows it, and whether you want to live above it, are separate questions.
- It is not Conchas Chinas and it is not the hotel zone. They should not be folded into the same decision.
Amapas

Atmosphere
Amapas sits on the Puerto Vallarta coast, between the Zona Romántica and Conchas Chinas. The hill drops toward the water. It is more residential than the restaurant row at Los Muertos, and that beach is closer than it is from Conchas Chinas.
Type of product
Condominiums and houses on the slope, from different decades. The view, the climb, and a place for the car usually go together.
What to consider
- The street is steep. A plan without a car should be tested on foot, not on the map.
- A condo with a view and a house farther up the hill do not share the same maintenance or the same ease of leaving.
- The line with the Zona Romántica is local usage, not a deed line. Confirm the neighborhood in the address and in the regime.
Conchas Chinas

Atmosphere
The coves south of the Zona Romántica. Quieter than Los Muertos, with a different shore: rock and cove, not the long city beach. Sidewalks are incomplete.
Type of product
Houses and low condominiums on the slope, with a narrow road along the water. Groceries and most restaurants are back toward Los Muertos.
What to consider
- You gain a quieter coast, close to the Zona Romántica. You give up an easy walk to a full set of shops.
- A house on the water and a condo above the road share the name and not the maintenance.
- Swimming here is not the same as Los Muertos. The entry is rockier and the water changes.
Selling in Zona Sur?
The strategy brings together price, area, market, and features. The preliminary analysis compares closed sales with asking prices.
I have your request.
The 48 hours start when these details arrive. I’ll write with a preliminary market analysis and price ranges, built from closed sales and asking prices. After a visit to the property, the price sits with the marketing strategy and the sale proposal. If you want to move the visit forward, message me on WhatsApp.
