An asking price in Puerto Vallarta is not evidence
3 min read · René García
In Puerto Vallarta, an asking price is what someone hopes to get. A closed price is what a buyer and a seller agreed. They answer different questions.
What you can actually see
On a portal, you see the ask, the photographs, and a description written to attract a click. You do not see the concession at the end, the furniture that was or was not included, the assessment the buyer took on, or the months the home sat.
In this market the ask is often in US dollars for homes and in pesos for local rentals and commercial space. A conversion done on your phone is fine for orientation. It is not the number in the contract.
What a comparison needs
Compare a condo with condos, on a similar floor, in a building with a similar fee and a similar rental rule. A house on a canal in Nayarit is not a comparable for a walk-up in Zona Romántica, even if the prices look close on a map.
If I do not have closed evidence I can explain, I will say so. I will not fill the gap with a range that sounds precise. “About this ask” is a weaker sentence than people want, and it is the honest one until the file is better.
What I recommend you do with a listing
Write down the ask, the currency, what it claims to include, the fee, and the date you saw it. Then write the one reason it might fit the decision you are actually making.
If the only reason is that the price looks low, you do not have a reason yet. Low against what, and low after the fee, the furnishing, and the time you will hold it?
Questions
Should I convert every listing into dollars?
For orientation, yes, with a dated exchange rate and a note that it is not a quote. For a decision, use the currency the seller is actually asking, and confirm it in the offer.
Is a price per square meter enough to compare two condos?
It is a start and it is easy to misuse. Floor, view, parking, furnishing, building reserves, and what the meter includes (terrace or not) move the number. I would not rank two homes on that figure alone.
Will you tell me if the ask is too high?
If I have something to compare it with, yes. If I only have other asking prices, I will say that the file is asks, not evidence, and that the next step is a tighter comparison or a conversation with the seller about how they got there.
